Property Valuation and other Appraisals
 

  • Carrying out inspections and surveys of assets, including land and buildings, and assessing open market and other values for various purposes, such as company accounts, Stock Exchange listings, Privatisation of State owned companies; sale/purchase, mortgage, insurance and rental. 

  • Providing consultancy services on statutory valuations, including compulsory acquisitions, rating assessments and related work. 

  • Inspection of properties and assessment of values for compensation claims. 

  • Preparation of feasibility studies on development proposals. 

 

Property and Estate Management 

  • Preparation of management contracts for execution by property owners. 

  • Inspection of properties for purposes of advising owners on condition and state of repair, rentals, and marketability. 

  • Marketing of properties and selection of tenants. 

  • Preparation of Leases and liaison with property owners’ lawyers.

  • Carrying out periodic inspections of tenanted property, and preparation of schedules of dilapidations. 

  • Formulating and coordinating the implementation of maintenance programmes. 

  • Arranging and monitoring repair works, including supervision of ground and maintenance workers and contractors. 

  • Advising property owners on the feasibility of development schemes, cost implications and the need to obtain requisite consents. 

  • Advising property owners on and coordinating payments for outgoings, including charges for repairs and maintenance, services, ground rents, insurance premiums and local authority rates. 

  • Enforcement of Lease Covenants to ensure owner’s objectives are achieved. 

  • Preparation and submission of Budgets, Cash Flow Statements and Income and Expenditure Statements to property owners. 

 

Estate Agency 

  • Preparation of estate agency contracts. 

  • Inspection of properties for purposes of assessing and advising vendors on open market values and marketability of properties. 

  • Preparation of sale/letting particulars, including brochures and advertisements. 

  • Analysing offers and making liaison with property owners and prospective bidders.

Musonda S  Kasase,  MSc.,  M R I C S,  I R R V,  M S I Z,  M Z I E A 


Head of Department and Principal Registered Valuation Surveyor.  A Full Member of the Surveyors Institute of Zambia (MSIZ), and a founding member of the Zambia Institute of Estate Agents (ZIEA).  Holder of a Masters of Science (M.Sc.) degree in Urban Land Appraisal from the University of Reading (U K); a corporate member of both the Royal Institution of Chartered Surveyors (RICS) and the Institute of Revenues, Rating and Valuation (IRRV), both of U K.   Chairman of the Valuation Surveyors Registration Board, a statutory body responsible for the registration of Surveyors and regulating the practice of Valuation Surveying in Zambia. Former Member of the Rating and Valuation Tribunal, a statutory body whose jurisdiction include the approval of City, Municipal and Township Councils valuation rolls and local authority rates.  Past President of the Surveyors Institute of Zambia and External Examiner on the Bachelor of Science Land Economy Course at the Copperbelt University.
